We take great care to ensure that our clients receive the best possible service when it comes to finding a rental. We take the time to educate our clients about the area, provide them with regional expertise and ample opportunity to view available properties. Effective October 12, 2017, we require the following:
- Our policy is to charge a $500 retainer prior to viewing properties, which will be fully refunded when you rent a property through Compass. If, after three months time, no property has been identified, the fee will be retained by Compass.
- Our standard fee is 50% of one month’s rent. While, in most cases, this fee will be paid by the landlord’s broker, many agencies offer less than 50%. By choosing to work with us, you will agree to make up the difference and provide the additional funds at the time of any lease signing.

If you are looking to lease property in the District of Columbia, a signed representation agreement will be legally required before looking at properties.
We work with a lot of international clients whose employers pay the rent. If you will not be directly responsible for payment, please have the appropriate authority at your company or institution sign the agreement.
